In Britain, assignment is a known quantity and priced accordingly. In most of our overseas markets it is unfamiliar to local buyers, so a motivated vendor has fewer people able to move at their speed.
That is where the margin comes from. It is not a better property — it is a smaller pool of buyers who can act inside the window the seller needs.
The trade-off is complexity. Transfer taxes differ, notarial process differs, and enforcement differs. We model all of it before a contract goes on the platform. Terms are given on application rather than as a headline price, because the number that matters to you is the one after transfer taxes, notarial costs and finance — and that differs by buyer.

We need the contract or reservation agreement, written confirmation that assignment is permitted, evidence of value, and the local transaction costs. From there it goes into the investor network with a disclosed fee, exactly like every other deal on the platform.
Signed reservation, compromis, SPA or exchange contract, with the assignment or substitution clause visible.
Confirmation from the vendor's notary, solicitor or the developer that the position can be transferred.
An independent valuation or three genuine comparables from the last twelve months in the same location.
