The prime and super-prime market runs on time and discretion far more than it runs on price. A seller with a fixed date abroad, an estate with four impatient beneficiaries, a developer three weeks from a year end: none of them are served well by a twelve-week marketing campaign. And a buyer with cash ready is rarely served well by bidding against a portal audience.
Contract assignment sits exactly in that gap. The seller gets certainty. The buyer gets a price the open market was never shown. We get a disclosed fee for finding the situation and tying it up. Nobody in the chain is surprised by anything.
Every party sees our fee. The seller knows what the buyer is paying and the buyer knows what we secured it for. A structure that only works when someone is kept in the dark is not one we will run.
The seller instructs their solicitor, the buyer instructs theirs, and we never act for both. Overseas, that means counsel in both jurisdictions on every deal.
No deal reaches the investor network until the right to assign is confirmed in writing by the seller's own legal representative or the developer.
